Rarely does a college basketball game provide such stark contrast between the sport's haves and have-nots as when Jackson State faces No. 9 Kentucky on Friday in Lexington, Ky. While Kentucky claims eight NCAA Tournament crowns and the most wins in college basketball history, Jackson State has never won an NCAA Tournament game and enters the matchup looking for its first win of the season. Impressive tradition and current record aside, Kentucky (4-0) returned no scholarship players from last season's team that was knocked off by Oakland in the NCAA Tournament. New coach Mark Pope and his essentially all-new Wildcats are off to a promising start. Through four games, Kentucky is averaging 94.3 points per game, and with 11.5 3-pointers made per game, the team is on pace to set a school record from long distance. The Wildcats boast six double-figure scorers with transfer guards Otega Oweh (from Oklahoma, 15.0 ppg) and Koby Brea (from Dayton, 14.5 ppg) leading the team. The Wildcats defeated Duke 77-72 on Nov. 12 but showed few signs of an emotional letdown in Tuesday's 97-68 win over a Lipscomb team picked to win the Atlantic Sun Conference in the preseason. Kentucky drained a dozen 3-pointers while outrebounding their visitors 43-28. Guard Jaxson Robinson, held to a single point by Duke, dropped 20 points to lead the Kentucky attack. Afterward, Pope praised his team's focus, saying, "The last game was over and it was kind of on to, ‘How do we get better?' That's the only thing we talk about." Lipscomb coach Lennie Acuff also delivered a ringing endorsement, calling Kentucky "the best offensive Power Four team we've played in my six years at Lipscomb." Jackson State (0-5) and third-year coach Mo Williams are looking for something positive to build upon. Not only are the Tigers winless, but they have lost each game by nine or more points. Sophomore guard Jayme Mitchell Jr. (13.8 ppg) is the leading scorer, but the team shoots just 35.8 percent while allowing opponents to shoot 52.3 percent. The Tigers played on Wednesday at Western Kentucky, where they lost 79-62. Reserve Tamarion Hoover had a breakout game with 18 points to lead Jackson State, but the host Hilltoppers canned 14 3-point shots and outrebounded the Tigers 42-35 to grab the win. Earlier, Williams, who played against Kentucky while a student at Alabama, admitted the difficulties of a challenging nonconference schedule for his team. "Our goal is not to win 13 nonconference games," Williams said. "We're already at a disadvantage in that regard. We use these games to get us ready for conference play and for March Madness." Jackson State has not made the NCAA Tournament since 2007. The Tigers had a perfect regular-season record (11-0) in the Southwestern Athletic Conference in 2020-21 but lost in the league tournament. Kentucky has never played Jackson State before, but the game is being billed as part of a Unity Series of matchups in which Kentucky hosts members of the SWAC to raise awareness of Historical Black Colleges and Universities and provide funds for those schools. Past Unity Series opponents have been Southern in December 2021 and Florida A&M in December 2022. --Field Level MediaAndy Murray is to take over as coach for his old rival Novak Djokovic at the Australian Open. Here, the PA news agency looks at the seven Grand Slam finals contested by the pair. Murray turned in a poor performance in Melbourne, failing at the third attempt to win a set in a Grand Slam final as Djokovic broke serve seven times and hit six aces to claim a comprehensive win 6-4 6-2 6-3. “You had an unbelievable tournament and deserved to win,” the Scot said in reference to his opponent. “I look forward to playing against you in the future.” It took five sets for Murray to claim his first Grand Slam title, becoming the first British man to achieve the feat since Fred Perry in 1936. The final clocked in at four hours and 54 minutes as Murray prevailed 7-6 (10) 7-5 2-6 3-6 6-2 to end a wait of 287 tournaments in British male tennis for a victory. “I want to congratulate Andy on his first grand slam, he thoroughly deserves it,” said Djokovic. “I really tried my best. I gave it my all. It was a tremendous match.” Congrats . Incredible athlete. Perfect gentleman. — judy murray (@JudyMurray) Murray was dogged by injury in Melbourne with a heavily strapped right foot and a tight hamstring as Djokovic fought back from a set down to land a third consecutive Australian Open title, 6-7 (2) 7-6 (3) 6-3 6-2. “His record here is incredible,” said Murray. ”Very few people have managed to do what he has done, a deserved champion.” Murray ended a 77-year wait for a British men’s victory at Wimbledon by defeating his old foe 6-4, 7-5, 6-4 in SW19, serving emphatically with nine aces and only two double faults to throw off the weight of history. The Scot had been 4-1 down in the second set as the match threatened to slip away from him and with it the chance to cement his place in tennis folklore, but having wasted three championship points he finally sealed the deal when Djokovic drove into the net with his final shot. Djokovic triumphed 7-6 (5) 6-7 (4) 6-3 6-0 and after the 24 matches and five grand slam finals the pair had played against each other across nine years, the Serb had established a 16-8 overall lead and 3-2 in slam finals. “Success is being happy,” said Murray. “It’s not about winning every single tournament you play, because that isn’t possible.” What a journey. Really grateful for everything. I'll keep working hard. Love is the key! — Novak Djokovic (@DjokerNole) The Serb landed a fourth win over Murray in Australian Open finals and his 11th in 12 matches to land his 11th major title, whilst the Scot made it five consecutive final losses in Melbourne, a new record in the Open era. “I feel like I’ve been here before,” said Murray after a 6-1 7-5 7-6 (3) loss. “Congratulations Novak, six Australian Opens, an incredible feat, and incredible consistency the last year.” "This is something that’s so rare in tennis... it’s gonna take a long time for it to happen again" Andy to Novak ❤️ — Roland-Garros (@rolandgarros) This was Murray’s first final at Roland Garros but it brought a familiar conclusion as Djokovic triumphed against him for the fifth time in seven Grand Slam finals. The 3-6 6-1 6-2 6-4 success was a first win for the Serb in Paris and saw him hold all four slams simultaneously. Murray went on to win Wimbledon the following month and was voted BBC Sports Personality of the Year but, addressing Djokovic in Paris, said: “This is his day today. What he’s achieved the last 12 months is phenomenal, winning all four of the grand slams in one year is an amazing achievement.”
Westchester Real Estate Attorney Peter Zinkovetsky Publishes Insightful Article on Local Real Estate 12-02-2024 11:22 PM CET | Politics, Law & Society Press release from: ABNewswire Westchester real estate attorney [ https://www.avenuelawfirm.com/westchester-real-estate-lawyer/ ] Peter Zinkovetsky of Avenue Law Firm has published an insightful article exploring the unique real estate market of Westchester County, New York. The article examines the opportunities and challenges encountered by buyers and sellers in this sought-after region, emphasizing the importance of legal representation in real estate transactions. "Westchester offers a lifestyle that many people find more balanced and fulfilling compared to the fast pace of New York City," said Westchester real estate attorney Peter Zinkovetsky. "However, the real estate market here does have its challenges. Whether buying or selling, it's crucial to approach the process carefully to avoid financial and legal risks." The article emphasizes that while the Westchester lifestyle is appealing, the region's real estate market is highly competitive and can be tricky to manage. Westchester real estate attorney Peter Zinkovetsky points out that the homes in the area are high-quality, spacious, and well-suited for families, but the legal complexities surrounding real estate transactions can pose significant challenges for those unfamiliar with the process. For those looking to purchase a home in Westchester, the article outlines the potential risks buyers may face. Zinkovetsky explains that while real estate agents play a valuable role, they are not equipped to handle the legal intricacies of real estate contracts. Buyers often encounter contracts that favor sellers or fail to disclose critical details about the property. "Real estate agents can provide helpful advice, but they aren't attorneys," Zinkovetsky explains. "They cannot protect individuals from unreasonable contract terms or predatory practices. That's where a real estate attorney comes in-to protect the investment and ensure it is legally sound and aligned with the best interests." For sellers, the article highlights the growing demand for Westchester properties as more people seek to move away from the crowded urban environment of New York City. Zinkovetsky advises sellers to recognize the value of their property and to ensure that their sales contracts reflect its worth. "Westchester is an increasingly popular destination, and sellers have an incredible asset in their hands," Zinkovetsky said. "However, it's important to have a well-drafted contract that protects financial interests and eliminates potential liabilities." Westchester's real estate market stands out for its diversity and high property values. The article notes that the median value of owner-occupied homes in the area is over half a million dollars, which is double the national average. Additionally, Westchester's 45 municipalities offer a variety of housing options, ranging from single-family homes to condos and co-ops. Zinkovetsky explains that the market's unique dynamics require careful attention to detail. Buyers need to account for the potential costs of maintaining single-family homes, while sellers must be aware of market trends to price their properties appropriately. The article also explores legal challenges that can arise during real estate transactions, such as disputes over property defects, building code violations, or contract terms. Zinkovetsky highlights the importance of proactive legal involvement to avoid costly litigation. "Real estate disputes often arise from misunderstandings or oversights in the transaction process," Zinkovetsky said. "Involving an attorney early helps address potential issues before they escalate into legal battles." The article makes a strong case for hiring a real estate attorney, even though New York State does not legally require one for real estate transactions. Zinkovetsky explains that an attorney's role goes beyond document preparation, offering clients peace of mind by addressing legal risks and ensuring compliance with state and local regulations. For those involved in the real estate market in Westchester, understanding the legal landscape is crucial. Whether buying a first home, selling a property, or addressing a complex litigation issue, working with a real estate attorney can safeguard interests and help achieve goals. Nassau County DWI Lawyer Russ Kofman Releases Insightful Article on DWI Laws in Nassau County
The Israeli military said Monday that Omer Neutra, a dual American Israeli citizen who was serving in the Israeli Defense Forces during Hamas’ attack on Oct. 7, 2023, died that day. The 21-year-old was previously thought to have been taken hostage, sparking hope he might one day come home alive along with the roughly 100 other people believed to still be in Hamas’ captivity. It’s unclear why the Israeli military refrained from clarifying that Neutra was deceased until today, with Israeli Defense Minister Israel Katz writing on social media that Neutra “fell in a heroic battle” on Oct. 7. Neutra’s parents, Ronen and Orna Neutra, told CNN last week they’d hoped the ceasefire between Israel and Lebanon might lead to progress on a similar agreement with Hamas and the release of their son. “We have seen that attention both in Israel and around the world was taken from the war in Gaza to the war in Lebanon in the last four or five months, and that was a concern to us,” Ronen Neutra said . “But at the same time, we are disappointed that it was not combined with a hostage deal, which is really the most urgent element right now. We consider it a missed opportunity.” The two also visited President Joe Biden at the White House less than a month ago, where presumably they made a similar plea. Biden paid tribute to Omer Neutra, a Long Island native, in a statement Monday, saying he and first lady Jill Biden were “devastated and outraged” to learn of Neutra’s death. “Less than a month ago, Omer’s mother and father joined me at the White House to share the pain they’ve endured as they prayed for the safe return of their son — pain no parent should ever know,” Biden said. “They told me how Omer’s grandparents were Holocaust survivors and how their family’s strength and resilience has been carried through the generations.” Other news outlets have retreated behind paywalls. By ROB GILLIES, Associated Press TORONTO (AP) — Prime Minister Justin Trudeau told Donald Trump that Americans would also suffer if the president-elect follows through on a plan to impose sweeping tariffs on Canadian products , a Canadian minister who attended their recent dinner said Monday. Trump threatened to impose tariffs on products from Canada and Mexico if they don’t stop what he called the flow of drugs and migrants across their borders with the United States. He said on social media last week that he would impose a 25% tax on all products entering the U.S. from Canada and Mexico as one of his first executive orders. Canadian Public Safety Minister Dominic LeBlanc, whose responsibilities include border security, attended a dinner with Trump and Trudeau at Trump’s Mar-a-Lago club on Friday. Trudeau requested the meeting in a bid to avoid the tariffs by convincing Trump that the northern border is nothing like the U.S. southern border with Mexico . “The prime minister of course spoke about the importance of protecting the Canadian economy and Canadian workers from tariffs, but we also discussed with our American friends the negative impact that those tariffs could have on their economy, on affordability in the United States as well,” LeBlanc said in Parliament. If Trump makes good on his threat to slap 25% tariffs on everything imported from Mexico and Canada, the price increases that could follow will collide with his campaign promise to give American families a break from inflation. Economists say companies would have little choice but to pass along the added costs, dramatically raising prices for food, clothing, automobiles, alcohol and other goods. The Produce Distributors Association, a Washington trade group, said last week that tariffs will raise prices for fresh fruit and vegetables and hurt U.S. farmers when the countries retaliate. Canada is already examining possible retaliatory tariffs on certain items from the U.S. should Trump follow through on the threat. After his dinner with Trump, Trudeau returned home without assurances the president-elect will back away from threatened tariffs on all products from the major American trading partner. Trump called the talks “productive” but signaled no retreat from a pledge that Canada says unfairly lumps it in with Mexico over the flow of drugs and migrants into the United States. “The idea that we came back empty handed is completely false,” LeBlanc said. “We had a very productive discussion with Mr. Trump and his future Cabinet secretaries. ... The commitment from Mr. Trump to continue to work with us was far from empty handed.” Joining Trump and Trudeau at dinner were Howard Lutnick, Trump’s nominee for commerce secretary, North Dakota Gov. Doug Burgum, Trump’s pick to lead the Interior Department, and Mike Waltz, Trump’s choice to be his national security adviser. Canada’s ambassador to the U.S., Kirsten Hillman, told The Associated Press on Sunday that “the message that our border is so vastly different than the Mexican border was really understood.” Hillman, who sat at an adjacent table to Trudeau and Trump, said Canada is not the problem when it comes to drugs and migrants. On Monday, Mexico’s president rejected those comments. “Mexico must be respected, especially by its trading partners,” President Claudia Sheinbaum said. She said Canada had its own problems with fentanyl consumption and “could only wish they had the cultural riches Mexico has.” Related Articles National Politics | Young men swung to the right for Trump after a campaign dominated by masculine appeals National Politics | In final month of the session, Congress looks to clean up loose ends, prepare for Trump National Politics | Democrats still don’t agree on the seriousness of their political problem after election defeat National Politics | Recess appointments could put Trump at odds with conservatives on the Supreme Court National Politics | Under Trump, many states might pursue Medicaid work requirements Flows of migrants and seizures of drugs at the two countries’ border are vastly different.
